At EroEstate, we understand the complexities of a loan seller’s liquidity needs. We also know the seller needs as much cash as possible as quickly as possible and that asset demographics should not play a role in our decision to acquire. While our territory of potential acquisitions is limited to the South Florida region, the type of asset we will buy has no limitation other than the requirement that it be a 1st position mortgage loan or REO. We ask sellers to set a price or range and if, based on the loan parameters provided in any normal secondary marketing tape, EroEstate believes it can bid such a price, we will perform an extensive due diligence review of each loan. Our due diligence review period is usually only a matter of 10-14 days on tapes of less than 100 loans.
Alternatively, if the seller prefers to get a true indicative bid, EroEstate can provide an initial indicative bid based on the data provided by the seller, with its final bids based on any fade in the value of the underlying collateral. We have found that it is rare that a seller’s BPO is current. Therefore, if our indicative bid is accepted, EroEstate will perform an extensive due diligence review and present and prove a true value of the asset to be presented with our final bid. EroEstate will even provide its bids on a loan level basis so that a seller can cherry pick which assets, if any, to dispose of. EroEstate’s due diligence reviews include a meticulous review of the complete collateral and credit file, including all servicing records and communications with the borrowers. We typically spend several hours focusing on each loan. At the conclusion of our due diligence review, EroEstate usually funds within five business days and sometimes sooner. EroEstate is also a buyer of bulk or individual REO assets located in the South Florida region. We buy all types of residential assets (excluding mobile homes) and also have interest in acquiring commercial assets in the arena of retail, office, and multi-family.
